What is the process?

  • Email us on info@towers-richardson.co.uk
    • Attach all relevant drawings.
    • Don’t forget the full address of the property or land.
  • We will email back confirming the cost and if we require any further information.
  • If you are happy with the cost and want us to proceed, email us with your instruction.
  • Within 24 hours you receive your completed plan in PDF along with our invoice.
  • Please pay our invoice and any future changes will be free of charge.
    • The invoice will show our bank details to allow you to do a bank transfer.

Do you require a site visit?

To keep costs low our prices do not include a site survey, but we are able to turn your sketches, existing title plans, Architects drawings, estate agent floor plans or digital plans into a Land Registry compliant plan.

Alternatively if you don’t have an existing plan we can visit the property and produce our own measured survey. If the site is a very simple site it is possible to produce a plan from ordnance mapping, however we can discuss your requirements with you free of charge to achieve the results you require.

Professional, Helpful and Swift Service - Highly Recommend From the first call, Scott at Tower Richardson was hugely helpful in drawing up a plan to register a land purchase for me. I am in Scotland and was not sure if the mapping up here would be any different legally to ensure Compliance. Scott happily went off to research this for me. There were several tweaks and changes to the plan along the way and this was all done very swiftly and at a very reasonable price (compared to earlier architect plans I had drawn up). Do I Need a Land Registry Compliant Plan?

Following on from the Land Registration Act 2002, an application must be made to the Land Registry when land or property is first registered,transferred or when leases longer than 7 yearsare created. Also, commonly seen these days are plans submitted for unusual extents of land, such as airspace, roof-space, tunnels and so on.

The Act also gives clear guidance that all plans submitted to the Land Registry must meet a required standard. The plan itself will form part of the application which is likely to be drafted by your solicitor or planning consultant.

A land registry compliant plan will also be required as part of a determined boundaries application. This is a process commonly following on from the resolution of a boundary dispute between neighbouring parties on the location of a boundary. A determined boundaries application will update the Land Registry on the precise location of a boundary.

What Makes a Land Registry Compliant Plan?

In creating a Land Registry Compliant Plan we make sure it follows the guidelines as stated in Supplement 2 of the Land Registry Practice Guide 40. Such things as:-

  • Accurately drawn and to a stated scale (1:1250 – 1:500 for urban properties and 1:2500 for rural properties)
  • Showing its orientation (a north arrow)
  • Showing sufficient detail to be identified on the Ordnance Survey plan
  • Showing the whole of the property including any garage, garden ground or bin store etc.
  • Showing buildings in their correct (or intended) position
  • Marking land and property clearly (for example by edging, colouring and hatching)

In terms of leases plans and unusual extents of land:-

  • Showing where the property falls in relation to the external footprint of the building and/or in relation to surrounding detail which is shown on the Ordnance Survey map.
  • Showing the extent at each floor level, if necessary by using separate plans
  • For subsoil or airspace, shows the levels between the land falls or relates to Ordnance Survey Datum.
  • Showing intricate boundaries such as internal divisions in a building
