Every title plan includes a north point showing the property’s orientation, enabling it to be correctly located and cross-referenced against Ordnance Survey mapping.

Coloured Boundary Edging

Property boundaries are clearly shown with coloured edging (typically red) to precisely indicate the extent of the land being registered or transferred.

High-Resolution PDF

Delivered as a print-ready PDF suitable for submission to the Land Registry. The format is accepted for all application types including transfers, first registrations and lease plans.

When You Need a Title Plan

A Land Registry-compliant title plan is required for many property transactions. Here are the most common situations where you’ll need one.

First Registration (FR1)

Registering unregistered land with the Land Registry for the first time. Required when purchasing property that has never been registered, often older properties or land that hasn’t changed hands recently.

Transfer of Part (TP1)

Selling or transferring a portion of your land — such as part of your garden, a building plot, or access strip. The plan clearly shows which part is being transferred from the existing title.

Property Sales & Conveyancing

When existing title plans are unclear, outdated, or missing. Solicitors often require an updated plan to proceed with conveyancing, especially where boundaries need clarification.

Boundary Clarification

Resolving boundary disputes or clarifying property extents with neighbours. A professionally prepared plan provides clear documentation of your property boundaries for legal purposes.

Remortgage Requirements

Some lenders require updated title documentation when remortgaging. If your existing title plan is poor quality or doesn’t clearly show the property extent, a new plan may be needed.

The full address including postcode of the property requiring a title plan. This helps us locate it accurately on Ordnance Survey mapping.

Existing Plans or Deeds

Any existing title plans, property deeds, or Land Registry documents you have. These help us understand the current registered extent.

Sketches or Instructions

For transfers or boundary changes, a rough sketch showing what you need — even a photo with markings helps us understand your requirements.

Don’t have all of this? No problem — just send what you have. We can often work from the property address alone and will let you know if we need anything else to provide an accurate quote.
