Coloured Edging

The demised property is clearly edged in red to show exactly what’s included in the lease. Additional colours indicate shared areas, parking spaces or rights of way where applicable.

High-Resolution PDF

Delivered as a print-ready PDF suitable for submission to the Land Registry. Includes both floor plan and location plan formatted to Land Registry requirements.

Common Uses

When You Need a Lease Plan

A Land Registry-compliant lease plan is required whenever a lease of more than 7 years is granted or transferred. Here are the most common situations.

New Lease Registration

Any new lease granted for more than 7 years must be registered with the Land Registry. The lease plan shows the exact extent of the demised property, including which floors and areas are included.

Lease Extensions

Extending an existing lease often requires an updated plan, particularly if the original lease plan is poor quality, missing, or doesn’t meet current Land Registry standards.

Flat & Apartment Sales

When buying or selling a leasehold flat, solicitors require a clear plan showing the demised property. If the existing plan is inadequate, a new lease plan will be needed to complete the transaction.

Commercial Premises

Leasing commercial units, offices, retail spaces or industrial premises. Plans clearly show the demised area, shared facilities, parking allocations and any rights of access.

Maisonettes & Split Properties

Properties spanning multiple floors with their own entrance require plans showing all levels included in the lease. Essential for clearly defining vertical boundaries between units.

Defining Shared Areas

Where leases include rights over communal areas – hallways, gardens, parking or bin stores – the plan clearly distinguishes between the demised property and shared facilities.

What We Need From You

To prepare your lease plan quickly and accurately, please provide the following information when requesting a quote.

Property Address

The full address including flat number, floor level and postcode. For commercial units, include the unit name or number within the building.

Existing Floor Plans

Any floor plans you have – estate agent plans, architect drawings, existing lease plans, or EPC floor plans. These help us prepare your plan without a site visit.

Lease or Demise Details

Information about what’s included in the lease – parking spaces, storage areas, garden rights, or any shared facilities that need to be shown on the plan.

No existing floor plans? No problem – we can arrange a measured survey to accurately capture the property layout. Just let us know when requesting a quote and we’ll include this in your price.

Fantastic service from a tower of strength. I was badly let down by another company who did not have a clue and wasted a whole week when I was facing a court deadline for a filing by a certain date.
