Every Transfer Plan Contains

All our transfer plans are prepared to Practice Guide 40 (PG40) standards and include everything HM Land Registry needs to register the transfer first time.

Land edged red

The land being transferred is clearly edged in red, drawn to follow the physical features on the ground so there is no ambiguity about what is changing hands.

Retained land edged blue

Where only part of a title is being sold, the land you are keeping is edged blue. This is what allows HMLR to update your existing title plan and create the new one.

Current OS base mapping

Drawn on licensed Ordnance Survey data at a stated metric scale with a north point, so the plan can be matched against the existing title plan without query.

High-resolution PDF

Delivered print-ready and sized for submission with your TP1 and AP1. Free of the draft wording and prohibited phrases that cause requisitions.

Common Uses

When You Need a Transfer Plan

A transfer plan is required whenever part of a registered title changes hands. These are the situations we see most often.

Selling part of a garden

The most common reason of all. Where a neighbour buys a strip of land, or a corner of the garden is sold off, the plan defines exactly what is transferred and what you retain.

Building plots and development land

Selling a plot from a larger holding, or dividing a site into multiple parcels. Each transfer needs its own plan showing the parcel against the retained land.

Gifting land to family

Transferring land or property to a son, daughter or relative. The transfer still requires a compliant plan even where no money changes hands.

Boundary adjustments

Where two neighbours agree to move a boundary, or to regularise a fence that has stood in the wrong position for years, the transfer plan records the agreed line.

Rights of way and access strips

Granting a right of access over a driveway, track or passage. The route is shown clearly and distinguished from the land being transferred.

Splitting a title

Dividing a single registered title into two or more separate titles, each receiving its own title number and title plan once registered.

Getting Started

What We Need From You

To prepare your transfer plan quickly and accurately, please send the following when requesting a quote.

Property address and title number

The full address and postcode of the property. If you have the title number, that helps us identify the registered extent straight away.

Your existing title plan

The current title plan or deeds, if you have them. This shows us the registered extent we are transferring from. If you don’t have a copy, we can advise how to obtain one.

A sketch of what’s being transferred

Even a rough mark-up works — a photo of the title plan with the area drawn on, or a hand sketch with approximate dimensions. Anything that shows us which part is changing hands.

Working with a solicitor? We can liaise with them directly to make sure the plan and the deed description match. Mismatches between the two are one of the most common reasons transfers get raised as requisitions.
